The Three Investment Paths
Real estate, business, or a combination of both — the three routes to qualifying investment
Real Estate Investment
Foreigners can purchase residential or commercial real estate in Colombia with no restrictions. Property can be held in individual name, jointly with others (in any proportion), or through a Colombian company.
To qualify for the Investor Visa, the property must:
- Be worth at least 350 SMMLV (~USD $190,000 in 2026)
- Be purchased with funds transferred via the Colombian banking system
- Be registered as foreign direct investment with Banco de la República
Business / Company Investment
Foreigners can also invest in Colombian companies — either by establishing a new business or contributing capital to an existing one. The business-investment minimum is 100 SMMLV in registered foreign capital — approximately COP 175,090,500 (~USD $54,000) in 2026.
Business investment requires:
- A legitimately operating Colombian company (not a holding shell)
- Documented capital contribution through the Colombian banking system
- Registration of foreign capital with Banco de la República
- Chamber of Commerce records confirming structure and activity
Combined Investment
Applicants with both a qualifying real-estate holding and a business or company investment can combine them to qualify at the upper tier. The combined minimum is 650 SMMLV in registered foreign capital — approximately COP 1,138,088,250 (~USD $352,000) in 2026. It's also the typical route for topping up an existing investment that has fallen short of the moving SMMLV threshold at renewal.
The combined path requires:
- The aggregate value meets or exceeds 650 SMMLV
- Each component separately documented and registered
- All capital flows registered as foreign direct investment with Banco de la República

Important: The investment does not automatically create a visa. It creates eligibility. You must apply to Cancillería separately, submit a complete document package, and receive an approval. Many investors are unaware of this distinction — and many are equally unaware that the Banco de la República registration must precede the visa application.
